A residential closing is a hundred-page event delivered by hand. The borrower has been waiting weeks to sign; the title company has been chasing conditions for days; the lender has a funding window. The signing agent is the last person between the deal and recordation — and the only person in the room with the borrower.

We treat the role accordingly. Every package is reviewed before the appointment. Every signature line is flagged. Every notarization is journaled at the moment it is taken. We arrive on time, dressed for the occasion, and prepared to answer the questions a borrower shouldn't have to ask twice. When a question requires the lender or escrow, we say so plainly and pause until we get an answer in writing.

Title and escrow officers receive scan-backs the same evening or next-morning by request, with originals delivered or shipped per your instructions. We work directly with your office — we don't add a layer of friction to a transaction that is already moving fast.

Purchase Residential & luxury

Buyer-side closings for residential properties of every scale — first-time-buyer purchases, second-home buys, and luxury or estate transactions across Beverly Hills, Bel Air, Brentwood, Pacific Palisades, and beyond.

Refinance Rate & term, cash-out

Standard refinance packages, cash-out refinances, and consolidation loans. Includes the right of rescission for owner-occupied refinances and the necessary three-business-day waiting period.

HELOC Home equity line

Home Equity Line of Credit signings, including modification packages and subordination signings. Generally a lighter package than a full refinance, often handled in 30–45 minutes.

Reverse Mortgage HECM

Home Equity Conversion Mortgage signings for senior borrowers. We are accustomed to the additional pace these signings require, the careful explanation of each disclosure, and the family members frequently in the room.

Seller Package Seller-side

Grant deed, statement of information, IRS forms, and the rest of the typical seller-side stack. Often coordinated alongside a buyer-side signing in the same transaction or split across two appointments.

Jumbo & Luxury Seven and eight figures

Higher-balance loans with additional disclosures, more complex title work, and signers whose calendars allow no margin. Discretion, NDAs, and after-hours availability are part of the standard package here.

What to Expect

From assignment to scan-backs.

Assignment

Title or escrow sends the package and signing instructions. We confirm receipt and the appointment within the hour during business hours, and same-day for time-sensitive closings.

Pre-review

Before arriving, we review the package, flag every signature and initial line, identify the documents that require notarization, and pre-fill our journal with the signer's name and document descriptions.

Borrower confirmation

We contact the borrower to confirm the time, address, and what to have ready — valid photo ID, the certified funds wire receipt if applicable, and any documents the lender requested in advance.

The Signing

We arrive on time and walk through the package methodically. Most full closings take 60–90 minutes; HELOCs and refinances are often shorter. We don't rush a signer through a Note or a Deed of Trust.

Scan-backs

The signed package is scanned and uploaded same-day or next-morning, per your office's preference. Originals are delivered, shipped, or held for pickup as instructed.

Recordation

Our journal entry is preserved and is available to title or counsel on request, subject to California's notary journal access rules. Funding follows your office's process.

I. Can you handle a luxury or jumbo closing?

Absolutely. Our NNA certification and our day-to-day work are calibrated for full-package residential closings of any scale, including jumbo loans, luxury purchases, and high-balance refinances. Discretion, NDAs, and after-hours availability are standard for these engagements.

II. How long does a typical signing take?

A standard refinance package is usually 45–60 minutes. A purchase signing tends to run 60–90 minutes. HELOCs and modification packages are often shorter. We block 90 minutes by default and finish when the package is finished — we don't double-book.

III. Do you do scan-backs?

Yes. Standard service includes same-day or next-morning scan-backs of the signed package, uploaded to your title company's portal or sent by encrypted email. Originals are delivered, shipped, or held for pickup per your instructions.

IV. Can you sign at our office instead of the borrower's home?

Yes. We sign wherever the closing requires — title and escrow offices, attorneys' suites, the borrower's home or office, hotels, hospitals, and private aviation terminals. The location is part of the signing instructions.

V. What is your insurance and bonding?

We carry the California-required $15,000 notary surety bond plus errors & omissions insurance. Certificates of insurance and proof of bond are available to title companies and lenders on request.

VI. What does it cost?

Loan signings are quoted by package, typically $150–$300. Quotes are returned within the hour during business hours. The fee includes review, the signing itself, scan-backs, and direct coordination with title and escrow. See the pricing page for full details.
